Phase 4: Construction & Construction Management

1. Architectural
a) Coordinate architectural and engineering disciplines and review documents for permits, bidding, financial completeness
b) Schedule and maintain meetings for Owner input to design and construction decisions
c) Provide liaison with zoning commission in conjunction with civil engineer
d) Maintain preliminary budget compliance
e) Provide full set of architectural, structural, MEP, interior documents as needed for permits, financing and bidding

2. Bidding Phase
a) Bid construction documents to general contractors
b) Upon completion of above and in conjunction with "12" 1 & 2 above, analyze bids for accuracy and compare them to establish the best bid and then make recommendation to Client

DECISION NEEDED: IS FINANCING, ZONING, ETC. IN PLACE?

3. Construction Phase
a) Serve as Owner's representative and be liaison to architect, engineers, Local, State and Federal entities
b) Handle all coordination of Sub-contractors, along with providing full updates on each stage of construction.
c) On-site coordination to insure schedule, quality and budget compliance with Plans and Specifications
d) Contract Administration: administer pay request, change orders, lien waivers, substantial completion

4. Post Construction
a) Provide contract close-out-Punch list
b) Provide one-year warranty inspection
